Construction Management at-Risk

We join during design, manage the trade bidding with open books and take the risk of delivering within a guaranteed maximum price.

Two site leaders in hard hats reviewing plans on a tablet, one on a radio.

Under CM at-risk you choose a builder on qualifications while the design is still moving. We provide preconstruction, bid the work to trade partners with you watching, and commit to a guaranteed maximum price before construction starts.

  • Preconstruction services from schematic design
  • Open-book trade bidding with the owner on the bid review
  • Guaranteed maximum price with shared savings
  • Monthly cost reports and contingency logs
  • Self-performed concrete and carpentry where it protects the schedule
  • Commissioning, closeout and warranty management
How it works

The sequence, step by step.

  1. Selection

Qualifications, interview and fee proposal; no hard price is needed to start.

  2. Preconstruction

Estimates, schedules and constructability reviews through design.

  3. GMP

The guaranteed maximum price is set from trade bids, sometimes in early packages.

  4. Build and close

We build within the GMP and return unused contingency as agreed.
